TERMS & CONDITIONS

At Sanvithraa Infrastructure, we ensure full transparency in all construction projects. All charges related to construction, including materials, labor, government fees, and any additional work, are clearly defined. Any cost not included in the agreed scope will be communicated to the client in advance and charged separately. This ensures that clients are fully aware of potential expenses before and during construction. These terms define the responsibilities of both Sanvithra Infrastructure and the client, helping maintain clarity, prevent disputes, and ensure smooth project execution.

  • Up to three design revisions are included in the project scope.

  • Any additional revisions beyond three will incur extra charges, as agreed with the client.

  • All fees payable to government or liaison bodies, including the complete plan sanction fee, shall be paid directly by the client.

  • The estimate includes raising the ground level up to 3 feet.

  • Any requirement to raise the ground level above 3 feet will incur additional charges.

Condition: All specifications, works, and charges are subject to discussion and agreement with the client.

  • Compound Wall: Framed structure, 4” thickness, 5 feet height.

  • Additional Height: Any increase beyond 5 feet in wall height will incur extra charges.

  • Dimensions: Compound wall length and width will match the building dimensions.

  • Additional Requirements: Any extra work or changes based on specific client requirements will incur additional charges, as mutually agreed in the contract.

  • Condition: All specifications, works, and charges are subject to discussion and agreement with the client.

  • Standard excavation covers normal soil and loose material.

  • If hard rock (very tough rock) or soft rock (compact rock) is encountered, extra charges will apply.

  • Charges will be based on the volume excavated and any additional work or machinery required.

  • Work will proceed only after client approval of extra costs.

  • Our estimate covers filling the basement up to 2 feet.

  • If the basement needs to be filled more than 2 feet, extra earth will be needed.

  • Cost of extra earth (whether bought new or using soil from excavation) will be charged separately based on actual cost.

  • Any work not specified within this package or outside the site boundary will be charged separately.
  • All additional work will be carried out based on the client’s request, with an estimation provided, and 100% payment must be made before the commencement of work.
  • The client must provide one point each for electricity and water free of cost to facilitate construction.
  • Determination of Soil Bearing Capacity (SBC) is the client’s responsibility, as it is important for structural design.

  • The foundation depth is considered as 5 feet in the estimate.

  • Any increase in foundation depth based on soil tests and structural design due to actual site conditions will be charged separately.

  • The project estimate assumes standard bulk material delivery and storage at the site.
  • If site constraints (such as limited storage space, access restrictions, or delivery timing issues) require materials to be ordered or delivered in smaller or multiple batches, it may increase handling, transport, or labor costs.

  • Any additional costs incurred due to such constraints will be charged to the client based on actuals.

  • The client must provide a specific area within 50 feet of the construction site for setting up labour and material sheds.

  • The area provided should be accessible and suitable for safe storage of materials and accommodation of labour facilities.

  • Any road cutting charges required for electricity or sewage connections are not included in the project estimate and will be charged separately.

  • Provision of rainwater harvesting systems and all associated materials are not included in the  project scope and will be charged additionally.
  • Installation and associated works for lifts/elevators are not included in the  project scope and will be charged separately.
  • If any part of the site (like flooring, landscaping, or platform) needs to be raised more than 3 feet above the normal building level, it will cost extra

  • Provision and wiring of EB (Electricity Board) service, including EB box and associated cables, are not included in the standard project scope and will be charged additionally.
  • Provision of a borewell or water supply is the client’s responsibility and is not included in the project scope.
  • Delays caused by extreme weather conditions, natural calamities, pandemics (e.g., COVID-19), or other unforeseen events will extend the project timeline.
  • Such delays will not impose any additional liability on the contractor.

  • The plan will be finalized three times before the work starts, based on the client’s budget, design preferences, and satisfaction.

  • Once work has started, no changes to the approved design, specifications, finishes, materials, or related elements will be made.

  • Making changes after work starts would disrupt the workflow of engineers and labourers, so it is strictly not allowed.

  • If temporary fencing or barricades are required around the site for safety, the client must provide them or bear the cost for their installation.
